STRATA PLAN BCS 1299
THE RENAISSANCE RULES (2009)

The enclosed Rules and policies have been adopted by your Strata Council to better enable residents to live in harmony using common sense and consideration for others. As a resident, it is extremely important that you read, understand and comply with the Rules and Bylaws of the Strata Corporation. In addition, residents are also responsible for their guests and visitors, and must ensure that they also adhere to the Rules and Bylaws of the Strata Corporation. Should there be any discrepancies between these Rules and the agreed upon set of Bylaws, the Bylaws will be deemed as correct.

 

AMENITY ROOM

1. Hours of Operation: 5:00 AM to 12:00 AM. Use of this room is not allowed outside of these hours.
2. Available for large group functions by reservation only.
3. Refundable deposit of $400.00, payable by cheque only which will be returned upon confirmation that the Recreation Room has no damage and the area is clean. Any additional costs related to the clean up and/or repair of the Recreation Room in excess of the $400.00 deposit will be billed directly to the individual’s strata unit.
4. Private parties must still allow residents access to the Fitness Room and hot tub areas.

FITNESS AREA

1. Hours of operation: 5:00 AM to 12:00 AM. No use allowed outside of these hours.
2. Use of the fitness area is for residents of The Renaissance and Mosaic Towers, and their guests only. Guests of residents using the fitness area must at all times be accompanied by the resident. Their use will be governed by provisions in the Bylaws relating to the use of common property and by the Rules prescribed by Council from time to time.
3. No persons under the age of fourteen (14) are permitted in the Fitness Room/area, unless accompanied by an adult nineteen (19) years or older. For safety reasons, no children under the age of ten (10) are allowed on the gym equipment. All persons under the age of fourteen (14) must be accompanied by an adult nineteen (19) years or older when in the hot tub, steam room or sauna.
4. No animals are allowed in the fitness area.
5. No food or smoking is allowed in the fitness or hot tub areas.
6. Residents must shower before using the Jacuzzi. No soap or other chemicals shall be used in the hot tub, except those items approved by the maintenance staff.
7. Proper footwear must be worn at all times.
8. Wipe down and return equipment to its proper location after use.
9. No equipment may be removed from the Fitness Room/area.
10. CD players/radios and/or sound-producing equipment is permitted as long as the volume is not excessively loud. City of Burnaby Bylaws require minimal noise disruption between the hours of 11:00 PM and 7:00 AM.
11. Report any fitness equipment malfunctions and/or damage to the Building Manager immediately.

DISCLAIMER

1. Use of this Fitness Facility/Equipment is at the Sole Risk of the User.
2. The Strata Council or building management reserves the right to deny use of the facilities to any individual at any time for non-compliance of these Rules.
3. The Strata Corporation shall not be held responsible for any actions, claims, demands, liabilities, loss, damage, injury or expense of any kind, including legal fees, which may result by reason of use of the fitness equipment/area by any person.

VISITOR PARKING

1. Visitor Parking stalls are for the exclusive use of visitors of residents of Renaissance Tower. Visitors are limited to 72 hours per week unless authorized by the Strata Council or Resident Caretaker.
2. Visitors that park in the Visitor Parking area do so at their own risk and must abide by any and all Rules that apply to the parking lot in general.
3. Parking or stopping in front of the building is prohibited, unless authorized by the Building Manager (ie. for moving days). Parking is available in designated areas only.
4. Vehicles in violation of these Rules will be towed at the liability and expense of the vehicle owner.
5. Visitor parking is for use by visitors only. Residents are not permitted to use these areas.
6. Each unit has been allocated one visitor parking pass.
7. Visitors requiring an additional visitor parking pass (for temporary periods only) are asked to contact the Resident Manager directly.
8. Adhesive decals will be made available to each resident; decals should be displayed on each resident’s personal vehicle, so as to provide proof of residency within the building.

GARBAGE & RECYCLING ROOMS

1. Only materials designated as “recyclable” are to be deposited in the recycling bins.
~ PLEASE ENSURE THAT MATERIALS ARE SORTED PROPERLY ~
2. Garbage for disposal in the Compactor Room must be securely bagged.
3. NO CONSTRUCTION MATERIALS ARE ALLOWED TO BE PLACED WITHIN THE COMPACTOR.
4. Cardboard boxes are to be flattened and put in the container marked “Cardboard”, which is located in the Visitor Parking area on the ground floor level.
5. Larger items, such as personal furnishings, are not to be left in the Garbage Room area. Please contact the Resident Manager for alternate means of disposal of these items.

 

LOCKER ROOMS

1. Hours of Access: 6:00 AM to 12:00 AM.
2. For security purposes, access to the Locker Rooms is restricted between the hours of 12:00 AM and 6:00 AM.
3. Fire regulations prohibit the storage of items within two (2) feet of a sprinkler.
4. Do not store volatile materials or valuables within your locker.

 

BALCONIES AND PATIOS

(Although balconies are only accessible through owners’ units, they are still considered to be “limited common property”).
1. Storage of bicycles on balconies is NOT permitted.
2. Balconies/Patios are not intended for storage. Items that may not be kept on balconies/patios include:
- Clotheslines or racks
- Birdfeeders
- Cleaning supplies (ie. brooms, mops, garbage cans or bags, etc.)
- Empty boxes, cans, bottles, tires, general refuse
- Items for recycling
3. No flooring or satellite dishes may be installed on decks or other surfaces that may penetrate/damage the deck membrane and/or create potential leakage problems.
Please note that satellite dishes may be permitted, provided that:
- They are no larger than 24” in diameter
- They are mounted on a removable tripod type of device which is not physically attached to the building envelope or balcony in any way
- No penetration of walls in order to allow for power and/or transmission cable(s) is permitted
4. Planters and/or flower boxes may be kept on balconies, but they must not be attached to balconies or walls.
5. When balconies are being cleaned, do not allow water or dust/debris to spill over as it will create a problem for your neighbour beneath you.
6. No lighting, other than what was originally installed as a permanent fixture, is permitted (Christmas lights may be temporarily installed but from December 1st to January 15th only). Strings of patio lanterns or “torch lights” are not permitted.

 

ELEVATORS

1. Do not hold the elevator door open or jam the door open in any way. This action trips the circuit and causes the elevator to malfunction.
2. The Resident Manager is to be advised when an elevator is required for the moving of larger items. The elevator will be put on “service” for your exclusive use and protective pads will be installed.

 

MOVING

1. Moving Activity: All moving activity in to and out of Strata Plan BCS 1299, The Renaissance must be properly scheduled. A minimum of 48 hours’ notice is required. A moving notification form must be completed and returned to the Resident Managers prior to any scheduled moving activity taking place. A damage deposit/elevator key deposit of $50.00 will be required. A $200.00 Move-In fee will be charged against the Strata Lot and is due and payable by the owner.
2. Moving activity should be scheduled between the hours of 9:00 a.m. and 3:00 p.m. Any exceptions outside these scheduled hours must be confirmed in advance with the Resident Manager.

SECURITY

1. Do not let strangers into the building, including parkade.
2. Please pause after entering or exiting the parkade until each gate closes fully.
3. Lost keys and/or FOBS should be reported to the Property Manager immediately.
4. Suspicious activities should be reported to the Police and Property Manager immediately.

 

SMOKING & ALCOHOL

Smoking or consuming alcohol or drugs is not permitted anywhere on the common property of The Renaissance or Mosaic Towers (this includes the parkades and stairwells).

 

GENERAL

1. Appliances, such as dishwashers, washers and dryers, vacuum cleaners and/or garburators, shall be used at reasonable hours, so as not to disturb other strata lot owners.
2. Appliances, such as dishwashers, and washers and dryers, must not be left running when residents are not at home.

 

NON-COMPLIANCE OF THESE RULES ARE SUBJECT TO
FINES BEING LEVIED AS ALLOWED BY THE
STRATA CORPORATION’S BYLAWS, SECTION 125.
